Maintenance Manager - Full Time

Orchard Ridge Senior Living is searching for a full-time Maintenance Manager to manage a department of 4.
Essential Functions:
o Comply with the Idaho State and County Regulations and Orchard Ridge policies and procedures o Meet customer service standards in a friendly, helpful and courteous manner o Hires, trains and evaluates maintenance personnel o Prepares and controls maintenance budget and oversees plans for maintenance and construction projects o Prepares specifications and negotiates project bids and handles all vendors/contractors on site o Orders and receives supplies and materials o Directs special events setup and tear down o Performs project site inspections (HUD, generator, fire extinguisher, alarm and sprinklers, etc.
) o Prepare and maintain reports/logs regarding maintenance activities and upgrades o Inspects areas for damage and schedules work to correct o Maintain boilers, chillers, air conditioners, PTACs, HVAC, sewage, emergency generator, call /emergency systems, yard sprinklers, all buildings and grounds o Schedules and performs fire drills o Manage weekly rotation of on call o This is a working manager positionWorking Conditions (travel, hours, and environment):

Requirements Minimum Eligibility Requirements:
Advanced knowledge of building and grounds maintenance and operations functions, building codes, building energy conservation techniques and related regulations Basic knowledge of EPA, OSHA with knowledge of HUD and Assisted Living practices a plus Experience supervising staff, training employees, team building and in maintenance/ground activities.
Must be capable of utilizing a variety of tools associated with the trades, as well as a computer.
Work order database knowledge is a plus.
Working knowledge of remodeling, maintenance and construction projects, reading and maintaining blueprints and other plans, evaluating maintenance needs of buildings and related facilities.
Must have a valid driver's license Ability to remain calm under stressful situations Effective and clear communications with residents, resident families and staff Must pass criminal and drug background tests as required by Bureau of Licensing and corporate policies Must be able to work respectfully and compassionately with older adults Training:
